    • Golden Gem was a historic movie theater that had been partially demolished for a retail store on Main Street in Downtown Golden, CO. Initial architectural and structural evaluation looked at returning the use back to a movie house. The balcony and the majority of the main level raked floor had been removed in the previous renovation and the return to an independent movie theater was deemed not economically feasible.

    • The core and shell renovation included ground level retail and restaurant space with second and third level offices. A fourth floor addition for loft residences was taken through schematic design and deemed not economically feasible. The exterior facade was taken down to the original masonry and Terra Cotta tile details. A new steel canopy and signage marque recall the original movie theater marque and ticket office.

    • Extensive structural analysis, zoning restriction variance and economic feasibility went into the study of adding a fourth level of loft residences. Height restrictions and bulk plan requirements limited the number of residences. The structural challenges included working with exterior masonry bearing walls over 100 years old. The second and third floors were new construction within the original building envelope and all the exterior windows were cut in with numbers and locations specific to the structural limitations.

    • ZP Architects & Engineers also provided tenant finish services for the second and third floor tenants along with base building coordination of the main level restaurant tenants.
